Policies and Resolutions

Home Business Resolution  - This resolution clarifies regulations regarding home based business activity within Units in Daybreak. Approved on August 9, 2006.

Christmas Lights and Decorations Resolution - This resolution clarifies restrictions for Christmas lights and decorations within the Daybreak Community. Approved on May 26, 2011.

U.S. Flag Resolution - This resolution was approved to adopt reasonable time, place and manner restrictions with respect to the display of the Unites States Flag and other flags on Units within the Daybreak Community. Approved on August 9, 2006.

Novelty Flag Resolution - This resolution was approved to adopt a reasonable time, place and matter restrictions with respect to the display of ornamental flags and banners on Units within the Daybreak Community. Approved on February 15, 2007.   

Deed Violation and Enforcement Policy - This policy refines procedures for the enforcement of the use restrictions and architectural control provisions of the Governing Documents. Approved on January 29, 2009.    

Community Wide Yard Sale Resolution - This resolution was created to allow multiple Community Wide Yard Sales within the Daybreak Community. Approved on November 30, 2009.

Collection Policy - This policy states steps the Association will take to pursue collection of all Assessments. Approved on October 21, 2008.

Collection Fee Resolution - This resolution outlines collection fees charges to delinquent homeowner accounts. Approved on February 29, 2012. 

DRC Fee Structure Resolution - This resolution establishes a fee structure for Design Review Submittals that must be paid to the Daybreak Community Association by check or money order at the time of submittal. Approved on July 28, 2010.

Election Resolution - This resolution states that any excess of membership income over membership expense for the year ended December, 2009 and December, 2010, shall be applied against the subsequent tax year member assessments as provided by IRS Revenue Ruling 70-604. Approved on August 25, 2010.

Investment Policy - This policy establishes guidelines for the investment of reserves and operating funds of the Association. Approved on January 29, 2009.

Landscape Deadline Extension Resolution - This resolution created a guideline for landscape deadline extensions in order to create consistency and equality throughout the Community. Approved on November 12, 2009.    

RV Storage Resolution - This resolution defines the regulations for the use of the Daybreak RV Storage Facility. Approved on October 27, 2005. 
   
RV Parking Resolution - This resolution was approved to relax the regulations for parking recreational vehicles in private and public streets and driveways within the Daybreak Community. Approved on November 30, 2009.

Snow Removal Policy  - This policy clarifies the procedures for removing snow after 70% of the budgeted amount has been used each year to avoid the snow removal budget from going into a deficit. Approved on August 25, 2010.

Trash Burning Resolution - This resolution modifies the restriction set forth in Exhibit D. Approved on February 2, 2010.
